The Simplicity Collection, by Robert Martignoni
The Simplicity Collection is the result of the needs expressed to us, particularly by builders and developers, to help address current difficult market situations.
While many people desire to live in traditional or new urbanism style developments, land and development costs that have led to more expensive and smaller lots, increased construction costs, availability of existing home plans, and costs of developing new designs are frustrations and concerns I have heard expressed and that have put costs out of reach for many. In the current economic climate, there is a desire to provide more residential product that is at lower price points to appeal to a broader market. BSA has developed this collection to address the issues we could in relation to the design of the homes themselves.
My goal in designing these homes was to have them for lots as narrow as 18’, get as much functional living space as possible within the minimum square footage, make the designs simple and efficient to speed construction, utilize materials wisely and provide for flexibility on lot depths. While trying to accomplish these goals I did not want to sacrifice the historic style and charm found in the other homes in our “New Urban Classics” collection and that is why we maintain features such as 10’ ceilings, hinged shutters, appropriate column sizes, window trim, and more. So while the homes are efficient and many could easily be adapted to “panelized” construction methods, they should be considered as more affordable designs rather than “cheap” alternatives.
Because these are brand new designs making their debut, unfortunately there are no “as built” photographs available. However, as they are hopefully constructed in the near future, we will certainly post them as we get them and as you can see from photographs of other homes in our New Urban Classics collection, if the plans are followed, the renderings should provide a pretty close representation to the finished product.
Flexibility
All of the homes, with the exception of versions that have a garage in the basement, are done without attached garages. By doing this you can order the plans “as is” if you will not have a garage or order garage plans separate that can be left detached or connected to the house on site with a breezeway and located per your site requirements.
Each design has 3 different historic style exteriors that would be suitable for many locations across the country and because of their simple lines could lend themselves to a number of additional elevations. When a package is ordered you will actually receive sets of plans for 3 homes, one in each style.
Licensing
A Multiple Build License is included with each order made out to you or your company for use in the single specific development you tell us it is for. This means that you can build as many homes and variations of the homes as you may wish within a single development without having to worry about paying fees, ordering plans and copyright issues every time it is built in your development. It also allows you to know what your plans costs are at the outset so you can factor that in your sales prices. If there are several builders that may use the designs in that one development, you can share the initial cost of purchase, inform us of the names and those will be included on the license for use.
Marketing
We pride ourselves on the quality of our full color marketing artwork and numerous times have been told it has sold homes before they were built. By providing electronic files for the artwork you can import the work, arrange and size it to your needs for use in a variety of marketing media you may want to utilize. This allows you to save time and potentially thousands of dollars in having to create the artwork for yourself.
Pricing
All of the homes in the collection are available at the same one package price with a discount for multiple orders. Considering all that comes in the package and the time and costs we have invested I feel it is a bargain, but of course I do have some bias. Our intent with this collection is make higher quality designs available for more people. By providing a reasonable price that allows the design cost per house to go down with every one that you build, our intention is to make a contribution to the effort of bringing your bottom line and ultimately the cost of the finished product down for the homeowner. Hopefully through increased sales at a lower price point than we would normally charge for such a package, we will also benefit so all parties involved come out winners. Though you could say, as is typical, that the home plans should be priced differently based on size, because in many cases more time and effort was expended with the challenge of designing the smaller plans than the larger ones and in keeping with the name of the collection, I decided to just have one price that would apply to all the designs.
So you can see that when it came to naming this new collection, it wasn’t that hard because from the standpoints of design, construction, marketing and pricing the goal and purpose was indeed, Simplicity.
